Engineering Status as of October 1, 2025
The most recent engineering review letter located for Princeton Town Center is dated October 1, 2025.
In that letter, the City’s engineering consultant marked multiple drainage items as:
• Not addressed
• Partially addressed
• Still pending
These were not minor comments. Items involving:
• stormwater outfalls
• detention pond design
• erosion protection
• drainage calculations
• easement documentation
were still unresolved at that time.
In plain language, as of October 1, 2025, the drainage system for this project did not yet have full engineering clearance.
This is separate from zoning approval. Construction plans require civil engineering sign off before permits can move forward.
Before approval, engineers must confirm that:
• runoff will not increase flooding risk
• detention ponds are properly designed
• downstream discharge is accounted for
• legal drainage easements are secured
According to the October 1 letter, those boxes were still open.
Public Discussion Earlier in 2025
A former Planning and Zoning commissioner told The Princeton Journal he believes drainage concerns raised in early 2025 are connected to the project’s delays.
He states that during a March 2025 vote on a conveyance plat, he flagged what he viewed as a major issue:
• a single commercial tract, now the Home Depot lot, could end up handling drainage tied to a much larger portion of the project
• the proposed stormwater outfall pointed toward private property
• an easement for that discharge had not yet been secured at the time
• the design could create downstream liability concerns
He maintains that this configuration was flawed and contributed to delays.
He also notes that the October 1, 2025 engineering review letter, which he obtained through a Public Information Request, still showed multiple unresolved drainage comments.
Recordings and agenda materials from the February and March 2025 meetings are publicly available.
What Has Happened Since
City records show that construction plans were resubmitted for review on October 27, 2025.
As of February 18, 2026, no publicly posted engineering approval letter dated after October 1, 2025 has been identified in the materials reviewed.
This does not prove approval has not occurred. It only means that no later public sign off document has been located so far.
Acreage Context
The October engineering review covers about 66 acres.
The original zoning for the project covers roughly 96 acres.
For large developments, downstream drainage modeling often examines full build out conditions. When phases are interconnected, drainage review timelines can become more complex.
Bottom Line
• Drainage engineering comments were still unresolved as of October 1, 2025
• Drainage responsibility and outfall direction were discussed in public meetings earlier in 2025
• No later publicly posted engineering sign off has been identified in the documents reviewed so far
Stormwater design affects flooding risk, private property, and long term infrastructure performance.
This summary reflects the status of publicly available documentation as of February 18, 2026.
Quick Read
As of October 1, 2025, public engineering records show unresolved drainage comments for Princeton Town Center, including outfalls, detention, erosion control, calculations, and easements. A former P&Z commissioner says he warned in early 2025 that a single tract, now the Home Depot lot, could be responsible for drainage tied to a much larger area and that the outfall pointed toward private property without a secured easement at that time. Plans were resubmitted October 27, 2025. As of February 18, 2026, no newer publicly posted engineering approval letter has been identified for the roughly 66 acres under review, compared with about 96 acres originally zoned.
